It’s time to sell your home. The task can seem daunting and the thought of having to touch all your belongings overwhelming! Here’s the deal. The way you live in your house is one thing (personalized), the way you “stage” your home for sale is another (depersonalized). As Stagers our job is to assist with the “depersonalizing” process and get your home “staged to sell.” What do we mean by “staged to sell”? Well, we help you get that TO DO list identified and done. Some rooms may need more “touchup” than others. Every home is different. The goal is to prepare your home to “look like a model home” and appeal to the largest segment of buyers possible, so it will sell quickly and for the highest price.

In the current real estate environment, homes that are staged sell faster and The National Association of Realtors reports that 95% of all buyers now use the internet to search for homes. This means that the photos that are posted online are more important than ever as buyers are searching with their eyes online–rather than physically previewing dozens of homes, as was the tradition in the past. The internet photos and virtual tours are where buyers as deciding which homes to even visit. Consequently, your home must show beautifully virtually as well as in person. As Stagers we look at homes with these mediums in mind when reworking furniture, artwork and accessories in the spaces and adding home decor. It is easier for us to rearrange and “see” your home with a fresh perspective since we don’t live there. There are several ways we can assist in the “staging to sell” process.

We preview your property inside and out and provide a written report detailing issues that need attention prior to photographs and publicly offering your property for sale. The report is especially helpful if you are feeling overwhelmed at where to start packing and repairing or painting and helps with your TO DO list. After you get the report you can decide if you would like us to assist you further with the task of decluttering, repurposing and physical staging. Pricing for a Home Staging Consultation is based on the square footage of the house.

Occupied Staging to SELL

With this option we physically come in to your home and use your own furnishings to stage your home for sale. We do our best to use your personal furnishings and accessories in this process.

Staging to LIVE works the same as and occupied staging except you are not moving and we are not trying to “depersonalize” the space, just give it a facelift. If you have ever had a home staged to sell and thought “I wish we had lived here like this” – that’s the feeling we want you to have when we are done. A fresh feeling in you current space. Sometimes it’s just decluttering and moving accessories around. In other instances its placing furniture or moving it to different rooms to create a new function or feeling in a space. With all the HGTV shows and home makeovers on TV these days there’s plenty of examples of how this process works. This process also helps homeowners figure out what they may want to update and what they really want to keep in their current living spaces.
